I was very interested to read your, now rather aged, entry on the problems inherent in the RoS.
The problems which you pointed out in 2009 are exactly those which have resulted in my disabled wife and myself being dragged through the Courts and which have made our house virtually worthless, losing us well in excess of £400k.
I have basic Survey training and an extremely thorough knowledge of transcribing from historical maps (I was resonsible for formulating the methods and standards for English Heritage to put old SMR records onto modern digitised mapping) and I am amazed at the lack of knowledge and professional standards shown by the RoS and by solicitors and even Sheriffs who use RoS data.
We have no fewer than 6 glaring errors on our land certificate and have had over 0.25 acres removed from our land since the P16 was issued by RoS contradicting that earliest document. The RoS incompetence together with neighbours and a Sheriff who do not seem to understand mapping at all means that we are in danger of having no ability to access our house, despite it having stood unmoved in the same land for 200 years or more.
I was wondering if you had any success in your complaint to your MSP and whether there is anything more you know of that I could do beyond contacting my MSP. My wifes disability means that she has a life expectancy of 55 at best and she can’t see the point of carrying on with the stress and upset this is all causing her. The RoS have ruined here last few years by not understanding the work they carry out and when they get it wrong they seem to just walk away from the problem, that cannot be right?
